To pay and discharge punctually all rates (hereinafter referred to as "the said rates"), water rates, taxes, assessments, duties, charges, impositions and outgoings of an annual or recurring nature now or at any time hereafter to be assessed, imposed levied or charged by the Government of Hong Kong or other lawful authority upon the said premises or upon the owner or occupier thereof (Government Rent and Property Tax only excepted). Without prejudice to the generality of this Clause the Tenant shall pay all rates imposed on the said premises in the first place to the Landlord who shall settle the same with the Hong Kong Government. At the date hereof, the said rates payable in respect of the said premises is set out in Part 7 of First Schedule. In the event of the said premises not yet having been assessed for rates by the Government, the Tenant shall pay such sum (at 5% of the rent hereby reserved) as shall be required by the Landlord as a deposit by way of security for the due payment of rates subject to adjustment within thirty (30) days on actual rating assessment being received from the Government.

如期支付和清偿香港政府或其他合法当局在当前或下文规定的任何时间针对上述物业场址或针对物业场址的业主或占用人估定、摊派、征收或收取的所有年度性或重复发生的费率(下文称为“上述费率”)、水费、税金、估价、关税、收费、税款和未付款项(仅排除地税和不动产税)。在不影响本条款普遍性的前提下,承租人应在最初向业主支付针对上述物业场址被征收的所有费率,由业主与香港政府就此费率进行清算。在本协议规定的日期,与上述物业场址相关的上述应付费率见第一份附件第7部分的规定。如果政府尚未针对上述物业场址估定费率,则承租人应支付业主要求的一笔总金额(备用本协议租金的5%),以担保的形式充当应付费率款项的一笔保证金,此金额可在接受政府实际费率估定后的三十(30)天内做出调整。
